If you are looking to wholesale then there must be enough equity in the deal for it to make sense. You will literally be throwing dollars away by marketing to people who you cannot help with your strategy.

With that being said, you can expand your strategy and utilize more of the leads from those with little equity to include partnering with a real estate agent to do short sales, taking property subject 2, doing lease options etc.

Have any of you fellow DFW members ever worked with or heard of a local wholesaling/rehab company called Metroplex Homebuyers?

If so, what is their reputation in the area?

If you have worked with them on a deal what was your experience like?

No I actually found my buyer through another wholesaler.

I would tear it out and go with something that appeals to more buyers. If you leave it in you run the risk of alienating your buyer pool with that very specific design aesthetic.

Also, if everything around it will be new it will stand out like a sore thumb.

Daniel Hornsby I think you meant to say in your example that if you contract for $50k and want to make $5k assignment you would sell to your end buyer for $55k not $65k. Your end buyer would then be in the deal at 65% ARV.

on a more serious note: why is the property boarded up? Did the homeowner do that or the city for code/building violations? If the latter you may need to get approval from the city to enter the building.

Disclaimer: no experience in this but thought this answer seemed logical. please defer to the more experienced investor/break in artists out there lol

I drive a 2002 Ford Expedition Eddie Bauer w/185k miles. Paid $3500 cash.

Wife drives a 2003 Honda Accord 4dr w/220k miles. Paid for.

Never have any major repair issues and best part is that I don't make any car payments. :)
