Hey Paul, I would suggest that there is no golden rule. CMHC can be considered "dead" money" but point of entry is lower which keeps more cash in hand.I'll send you DM to discuss further.

This is a great conversation. @Anthony Therrien-Bernard the CMHC program is a benefitial but there is a select criteria based on affordable housing.this program isn't a one size fits all, but definitely an option. @Sarthak K. can I ask for the reason to look at multi family only, or are you open to other options?

@waqas abla i see many people invest here in Edmonton as the returns can be better with traditionally lower purchase price in relation to rents. There has also been more stability in the Edmonton housing market as Calgary seems to be more directly impacted by the ebbs and flows of the oil market, where Edmonton has the stability of the public sector. Things are changing in Alberta as a whole and I feel like you can find good deals anywhere with the right team. Hey! I agree with Zorya for her in Canadian acknowledgement (Edmonton in General) It really depends on location and "plan of attack" I've done construction and development for about 15 years and I can say that "inflation" is on the rise. My belief is we hav'nt even seen half of it yet ( would love to chat about it if you're interested). Usually its all about the numbers, however there is other factors that change the play. reach out to me for other insights. id love to chat about it.

@Leon Doucette  the model of 51/49 sounds great, however might be a tough sell if they are financing 100% of the please let me know how that goes. thats giving you full control of their cash and seems like an unreasonable ask. The typical I would say is 50/50 however some people like better returns for their money and might request 60/40 in favour of the cash investor.
