Looking to network and invest in Calgary
Hello BP members!!
This is Himanshu. I am a new rental property investor and new to this forum. I work and live in Vancouver, BC. I own a townhouse in the lower mainland region. I am excited to buy my first rental property and think Calgary would be a good location for BRRRR. I have been reading a lot about Calgary neighbourhoods, checking MLS listings to get idea on price etc. Curious about certain topics:
Interested in Single-Family or Duplex. The goal is to have at least 2 rental doors per property as it works well for cashflow.
- In your experience, how do you manage long-distance Rehab especially if you do not have a local partner?
- Would it be better to focus on Move-In ready homes and put it on rent rather than going for Rehab? or a Turn-Key Investment?
- Any specific neighborhood in Calgary, I should focus more on?

Hi @Himanshu Modi Welcome to BP's. There are a few Calgary RE investors on here. I agree, you want something with at least 2 doors. I have not met anyone who successfully does long-distance BRRRRs with no "boots on the ground" partner. That's going to be tricky to do but not impossible. You'd want an experienced trustworthy general contractor and ideally someone who is also a real estate investor. I can recommend someone in Edmonton but I dont have one in Calgary.
