I’m guessing your out of option period, I would still try to renegotiate to purchase the property at the appraised value. You could also get another lender and another appraisal. I would print out comps that justify the 1.2 mil and leave them for the appraiser on the kitchen counter. There are other options but I would start there.

You could definitely find a good investment property in Ft worth with that much cash on hand.  I would take some of that cash to fix your credit so that you can leverage what you have left and scale faster using dept.

@Gary Gill there are opportunities to get cash flow and yes there are fixer uppers too. Denton already has lots of investors and a lot of rental properties so it’s tough to find off market deals but none the less still possible. Rent rates are very good and increase at a good rate yr over yr.
