I've been saving cash and now I want to buy an investment rental
I have >$400k saved and accruing zero interest in my savings account :(
What is a good bet for my first investment property? I'm thinking single family home; rent it out for a few years and ride the equity wave.

$400k in cash means you have in your hands $2M worth of RE. That's a lot of cash flow if you buy the right properties.
