It sounds like you handled this very well. I agree to both sides, you could have raised rent but to follow your moral compass is the best way to operate. There will be problems in the future that you will have to deal with, I suggest using the BP forums, they have helped me so much!

Also, I recommend reading Brandon Turner's book on Rental Property Management, I WISH I had read that before taking over as a landlord... It would have helped me so much!
