Hi everyone,

I come to you for advice on a property that I am currently under contract for(cash offer). The property is a two family in person NJ. During the oil sweep testing we were made aware of a oil tank full of oil. The seller is not willing to remove tank and is asking to take it as is. Am I taking too much risk by taking it with the tank? I am fine with removing the tank once we close? 
I am afraid of being responsible for remediation costs to remove contamination if any. Please share your thoughts.

I open an LLC in New York because my Hard money lender required an LLC to get an loan,

1) so the property will be on an LLC, but the properties in New Jersey is that the problem ? do I need to register the LLC in New Jersey ?

2) will I be able to get a mortgage on my personal name even the property is on an LLC ? if not is it a problem to remove the property from the LLC to my private name and back on the LLC after getting the mortgage ?
