Thanks so much for the comments!  I think you are probably dead on the mark.  Now I remember a couple of years ago my credit actually dipping after canceling a credit card that I never used.  My lender mentioned the same overall available credit limit evaluation as you did.

Hello,

I'm considering a 100% loan to value, home equity line on my primary residence.  It would give me access to around $80k.  

Would this have a negative effect on getting future conventional loans if I didn't use the credit, just had it available?

Right now I have 5 rentals and would like to get a couple more single fam or small multi in the next year or two.  Just trying to be careful to avoid issues down the road with financing.

Hello everyone,

I need to have a cosigner's name removed from 5 investment property mortgages.  One lender will allow me to use a release of reliability form, along with a $550 fee, to remove it.  The other lenders do not allow this.  It seems refinancing is the only option.  The rates my lender is quoting are around 4.5% with total closing fees around $5000-6000 for each of the 4 loans.  They can roll this into the new mortgages.

Are there any tricks I'm missing to solve this problem?

The whole process makes me a little nervous so I wanted to make sure I'm thinking about this correctly.

Hello!

I'm going to be sending letters to some property owners I've found via tax records.  Does anyone have any tips or advice on how I should write the letters?  I've never done this before and I figure there must be a few things that should and should not be included.

And Jesse, I'd like to house hack the duplex and then most likely hold onto it after I move out after a year or so.  

I see many vacant lots around town (Richmond, KY) but none seem to be listed for sale.  Does anyone have any tips or strategies for how I might try to buy one?  


And I'm sorry if this isn't posted in the proper place, I'm new here and still trying to figure everything out.
