@Austin Carroll Yes we do have an RGV Bp meetup. In fact, we had one last Tuesday. It is usually the last Tuesday of the month in McAllen.

@Mike Martinez Welcome to bp. Great advice on here so far such as networking with other investors, lenders, agents, etc, and always be networking going forward. Our bp McAllen meetups are a great place to start. Also, familiarize yourself with the market you want to invest in and start analyzing deals so you can pounce when you see a good deal. Hello @Kelby Cox I have a 4 plex in Pharr, Tx which is about a half-hour from Weslaco. My 4 plex is near a school and there are a lot of families. Competitive rates, good property management (self-managing) mean I have a pretty low turnover rate. Usually, my tenants move out because they are ready to buy or build a house for their families. @Robert Johnson year-long leases do seem pretty common down here but all of my tenants were month to month when I purchased last year so keep looking. My tenants stayed past the original one-year lease and it was never renewed, so it automatically went to a month-to-month lease and has been that way for years for most of my tenants.
