I just had a tenant ask me if he could install a battery-powered ring doorbell to his unit (on his own dime). He has a family with 2 kids and wants the ring bell for security. Not sure how to respond. My 4 plex, in McAllen, is 2 duplexes facing each other with a walkway down the middle so the ring doorbell would be facing another tenant's front door. I have a ring doorbell at my house and I love it. Thoughts?

How many bed/bath? How old? How did you get your rent comps (Rentometer, Craigslist, calling signs, prop mgmt companies). I know brand new quads in Edinburg that are trying to get $850. Quads in the same area that are a couple of years old have rent more like $775-815. Remember to account for expenses also (rule of thumb is 50%) in addition to closing costs and adequate reserves.

Yes house hacking is the way to go and Va with low Interest rates sounds great.

With broad concerns, bp may be able to help you. “Walking you through” I assume all the contract details, may be best done with a good contract lawyer. Then, you can see if it is worth it to try to get changes to the contract or find another PM company. 

@Cesar Avendano Yes I am currently looking for a good quad for buy and hold in the valley, but I'm not too excited with what I see on the MLS right now. I am ok waiting for a good deal but I will purchase before the end of the year. I have a pretty solid team in place for when I do see a good deal. I have listened to all of the bp episodes (including real estate rookie), helped start the bp meetup in McAllen and I have read over 15 books on REI so I definitely feel prepared :) Thanks!

@Soumya Brijesh McAllen resident and future investor here. Not sure if I would call McAllen booming, but it is definitely growing. I am seeing a lot of new construction in sfh, quads, commercial retail properties and large apartment complexes. Historically though, not a lot of appreciation. Cash flow is ok. 

@Quinn Rogers Cap rates vary by location and the same is true for McAllen. North McAllen is the trendy area and has lower cap rates than south Mcallen which has higher cap rates. A good commercial broker in the area should be able to give you better specifics. Best of luck with your real estate

Any recommendations for a great property manager that will manage a 4 plex in the McAllen, Edinburg, Alton, Sharyland area in south Texas? Thanks.

I live in McAllen and want to start locally :)
