Hello B.P. world.  I am wanting to write my first letter to several mobile home parks located around me.  I don't exactly know how my first letter should be to them.  I have written to home owners about purchasing their house, but never to a fellow investor on their property.  So I was wanting to know if I could get help from my fellow B.P. world on how it should be, and what it should look like.  Or if any of you had a sample letter that I could read that would be great.

Yes you need to look up a lagoon option if you have enough room for one.  Everybody frowns upon them but they are actually a lot better way.  All it amounts to is a pond for sewage.  There is less problems with it, no smell to it because the rain water always stays on top of the sewage water and traps the smell in.  If you were able to go this method you'll have to build a fence around it.  But I'm located in meade county ky and we have to do this a lot because of all the red clay around here.

Yah that was my next move @Paul Stout, I figured I'd throw this out first to do it the easy was.  Haha you're traveling a long way to go to a gun range.  Have you ever been to Knob Creek before?

Ok BP members I am an investor out of Meade County Ky, just west of Louisville.  I own a few different 4 plex apartments about 8 houses and have bought and sold several houses.  I am looking for a mobile home park.  Not a major one but something in the 50 and below lot range.  I'm wanting to stay near my location about a 60 mile range.  So if anyone can help me get in contact with a mobile home park realtor that would be great.

A simple question.  Has anyone ever tried marketing to banks on property they have bought back and before they have it listed on the mls?  If you have what method did you use?

Hey guys once again turning to B.P. for an answer.  I am looking at starting a website.  The way I would like to structure it is not only showing properties for sale, but i would like it advertising on Facebook, Twitter, etc.  Where it is advertising on those social media platforms, funneling prospective sellers to my website, I would like to bring in distressed home owners to the sight where I could purchase the home.  So I was going to see if anyone on here had anything like that or if someone knew of another company that was doing that.  Something where I could take a look and browse to get some ideas.
