Are there any recommendations for a solid single resource to give a collective overview of home system life spans to support life cycle planning?

For example, I think it would be nice to have a 20 year spreadsheet for LTR showing 2 roof purchases at the 10 and 20 year mark (assuming 10 year roof) and then each system listed with its expected respective replacement year to get a picture of potential capex spikes,

This may lend to moving replacements expeditures around to balance the outlay of capex dollars over the life of the property.

Hi All,

I'm a real estate newbie (for now), but thinking of interviewing  various property managers in investment markets of interest to start building the teams in preparation for that first deal..

I'm sure there is a list of property management interview questions posted somewhere on here, so my question is about your interview experiences.

What are some things that came up in interviews that my not be typically discussed in a regular interview script.

What interview answers were red flags that you wish you had caught or noticed before signing an PM agreement?

Hi Dan, 

I am a real estate newbie, but I can parallel the question to my owner's rep day job.  My colleague in some meetings is quite and introverted, but he is the brains behind the effort of coordinating all the design details, but I am the one managing the flow of the meetings to be sure efforts are on track and asking the probing questions to turn over each rock.  We complement each other to be sure we get a quality product for the owner.

The parallel is that you could find a business partner that is the store front and does the people interactions while you quietly attend the meetings commenting on occasion, but are the brains behind the details and the analysis.

Just food for thought.

Thanks for sharing your success!  Although I have been a member for a year, I have not been reading the posts, but now as I prepare for the Rookie Bootcamp, I have assigned myself homework to make a post and comment on a post on the forum.

Riverside is a great area as well as the surrounding areas, so that is an exciting start!

Hi All,

I am a newbie to real estate investing in North East Florida and have been watching the podcasts and reading the books etc. for a few years now.  I signed up as a pro member a year ago, but just now making a new member introduction.

My main reason that I am finally making an introductory post is that I am signed up for the May Rookie Boot Camp and assigned myself preparation homework to do some networking on the BP forum and to make an occasional post.

My goal is to find my first cash flowing real estate deal in 2024, so this introduction is my first earnest effort to get out of my comfort zone and start connecting and learning from the voices of experience.
