Hey all, anyone have experience doing a time lapse video of a rehab project?  I'm interested in putting something like that together for marketing purposes and would love to get your recommendations on equipment and/or service providers.

Great thought, thanks Paul.  Can I buy two base stations and charge one at home while the other is in use, and swap the base stations every few days? Is it possible to introduce a new base station to a system?

I have a house I'm rehabbing in Baltimore that keeps getting broken into.  The fiends have kicked in doors, pried off plywood, and broken windows to get access.  Twice now they've stolen wires and water diverters from the project.

I want to install some kind of security system.  Doesn't need to be alert police or anything, just looking for something with some lights and sirens to scare the thief(s) off.  The SimpliSafe (http://simplisafe.com/home-security-shop) looks nice, but the kicker is that there is no power currently at the site.  

Any recommendations would be greatly appreciated.  My subs are in stop-work mode until I can get this place secured.

Post: Assignable Contract?

I agreed to a price with a seller and intend to wholesale the contract. This is the first time I've wholesaled a property, but I have too many rehabs going on right now and just want to unload it. The sellers lawyer used his own contract instead of mine though, and there isn't any language about it being assignable.

My question: Is the contract considered assignable unless stated otherwise? Any other options for wholesaling this property without assigning the contract? I have a message in to the seller asking him why he changed contracts and will discuss adding an assignment clause, but want to know my options if that doesn't work.

I appreciate any advice the BP community can offer. Thanks!

Yes I was, although off the top of my head I don't recall where. There was one list that was on the homepage (does not not include zip codes) and a second, customizable list a few clicks in. It was easy once I know to look, wouldn't have guessed there were multiple lists without Neds heads up!

MagicPlan is an awesome app. It took several hours of playing around with to figure out how to use it efficiently but now I use it on every project. I use it to help refine rehab estimates (quickly get room dimensions, etc) and I also use it to make "after" drawings of how I want to layout a floor plan so I can effectively communicate that to my contractors. The contractors love it too because it makes communication with subs easier. Great app, and price is unbeatable (free!). Even paying $3/house to unlock the extra features is worth it (like being able to add my company branding info to footer).

That is confirmation that I was definitely looking in the wrong place. I went to BidBaltimore.com and downloaded the "Advertised List", which it sounds like is not all the data available. I won't waste your time walking me through the website, I'm sure if I explore more I'll find it. Thanks again!
