Hey all, I've got a rental property in Perry Hall, MD (just outside of Baltimore) and an applicant has a Special Mobility Housing Choice (MBQ) voucher.  I don't have a problem in principal with renting to a tenant with a voucher (I had advertised the property on GoSection8.com, which is how she found me), however I don't have any experience with it.  Is there anything in particular I should do or know about the process?  Any insight would be greatly appreciated.

I agree with Russell in that there are a lot of opportunities in Baltimore on the MLS that are overlooked by investors. However I do disagree with the characterization that "nothing moves quickly" - a quality rehab will go under contract quickly as long as it is priced and promoted properly. Its tougher to find MLS deals in Harford County, but they are out there.

Hey all, I've got a duplex in Perry Hall, MD (just outside of Baltimore) that I'm getting ready to rent out.  I am considering managing it myself and I figure I need to set minimum standards for who I will rent to (in terms of credit score, verifiable income, etc.).  Do you all have any hard guidelines you follow?  I'm new to land lording and i want to make sure I start off on the right foot. Thanks in advance for any advice on the subject!

Ryan already covered this this point, but its worth hitting on again: if you do a reno loan you won't be able to work on your own project (except possibly with the stream lined FHA 203k) as the bank will expect a licensed contractor do the work and be accountable for it. Also I believe the work needs to be completed in 6 months, so you wouldn't be able to take your time and learn as it sounds like you want to do.

Thats not to say that they aren't great options to consider, just something to think about when making a final decision.
