I am trying to assess a renewal of an upscale rental. On one hand a part of my business plan was a rental increase. On the other hand it is Covid. My question has a few parts:

1) Am I allowed to increase rent during Covid in Baltimore County MD?

2) If I do increase how much? 

Any insights would be beyond appreciated. 

Also does anyone have a good template for a renewal letter?

I hear you. My loan originator still closes all my deals in lest than 30 days. I think it is due in part to over extending oneself and not accepting that one cannot take on every loan that comes by.

I just called PenFed and they said any closing on a heloc is 2 months out.

Scott that is an invaluable point. Been there. So you mean to say if they mail a check and it is not the full amount you can just send it back. That way the clock doesn't restart.

Are there any cons in accepting digital payments like Zelle or paypal? People today do not want to send a check. It is also instantly in my bank account.
