I started investing end of 2018 and have four properties so far. The first three were in Buford, mall of GA area, all of them SFRs. I live in Suwanee, so chose that location because of the proximity to where I live. And I have been happy with the outcome. The last one I did was full rehab in south Atlanta ( Pittsburgh Yards vicinity ). Went there for future appreciation. Won’t be making a lot of cash flow here. Hoping to see some growth here in the next few years. Looking for my next property and wondering where it should be. It’s just hard to find any SFRs with 1% rule in mind here in Atlanta area.

I just got a quote for my 4 properties, all in Atlanta area. Very similar to your quote. The only difference is deductible is around $1500. This is with statefarm which is surprising.

Hi Sunil - I have lived in this area for about 20 years and still live here. I haven’t found good rental properties here where the numbers make sense. I have three in Buford ( near mall of GA area) and one in downtown Atlanta. Buford has excellent schools and is very easy to find good tenants. Rents range from 1400-1600 for a 3/2

I have few friends interested in funding my next BRRRR deal. I offered 10% annual interest which I will pay in full when I refinance the property , in about 7 months. So they get about 7% interest. They are good with that. But they want to know what collateral I will provide. How does private money funding normally work?This is only my second deal, so I am VERY new here. Would greatly appreciate any info on this topic.

Thank you Jaysen.  I will run the numbers again based on your input. I might take out the property management expense and handle it on my own to increase cash flow.

Hi Team

I am brand new to BP, joined last night after listening to the webinar. I would really appreciate if someone can help me analyze this deal and tell me what I can change to make the numbers work. I got my RE license recently for my own purposes so I don’t have to pay the agent cost.  Thank you
