@Roderick Carabott, I am an agent here in Jacksonville and I work primarily with investors. In my experience Jacksonville is great for Buy and Holds. However the areas you mentioned may not be the best place for that. 

Ponte Vedra is a great place to live but the properties are very expensive compared to what is available around the rest of Jacksonville. St Johns is near a lot of the investing action and would be a nicer place to live but I wouldn't advise you to invest in St Johns itself. St Johns is just so new and it is growing so it is hard to find good deals there. 

Mandarin is just over the bridge from St Johns and you can find some older homes there that can be good buy and holds with a little bit of work and they're still in a stable area in a decent price range. 

If you're willing to drive a little further you can get great deals in Orange Park for buy and holds $100K and less with great returns.

Correct me if I'm wrong but on list source the website's rules only allow you to direct mail the list once. Does anyone abide by this? What do you typically do? Just keep buying a list each month or continue to market to the same people?

@Sunny P. I'm sorry you had a bad experience with your home warranty company. It could be that it was just the particular company that your seller chose or the Ohio market. I've only heard good things about our local home warranty companies here in Jacksonville, FL. 

That being said if you take out the warranty yourself you will have the option of shopping around and vetting the companies like you would any other. 

I'm not saying you necessarily should get a home warranty but it is definitely an option to consider, especially if you are dealing with tenants that have a tendency not to care for the home in the manner we would like.

Hey new to bigger pockets just thought I'd jump right in! One thing you could consider is getting a home warranty on your home. Most home warranties will cover all of the appliances and the typical things that "break" with tenants. I recently attended a lunch n learn hosted by a home warranty company we work with in Jacksonville FL and they said they cover AC, refrigerators, etc. It's about $700 for a warranty but if you have a realtor refer you they generally give us discounts for our clients and we can get a basic plan for about $425. That's very reasonable to work into your annual calculations because it will save you a lot on repairs. Oh! And they do inspections twice a year. Good luck! Joseph

Hey,

I'm new to the wholesaling side of this business. I am trying to get leads for Jacksonville, FL. How would I go about finding the addresses of homes with closed code violations?

Any other tips?
