Have you considered other markets besides Orlando?

Make sure that if you switch title to an LLC that there is nothing in the mortgage that will trigger a due at sale clause. I've heard that banks can demand the loan in full on properties if you switch title without being careful. I recommend you speak with your attorney and have him do it. He should be able to form the LLC and do the "closing".

Hey @Brandon Reed what king of investment strategy are you thinking about? Residential or Commercial?

One of the local wholesalers gets a list every Thursday of the probates. I'm not sure where he goes to get it but it's definitely available. Do a little digging and reach out to local attorneys.

@Bryan Wallace makes a great point. Drainage is a huge problem in some areas here in Jacksonville. It can be the difference of just a few houses too. Down the block from me the place goes almost under water from the rain and my place has no issues. Definitely check with the city.
