Doing some note research online tonight and I found a couple decent buys.  Cheap 2nd, good equity, taxes paid BUT on two occasions the notes I found were originated around 2006 and the house has sold recently (2015ish).  I imagine there are a hundred steps in between but isn't this what title insurance is supposed to cover for the new homeowners? Assuming they got title insurance, would the insurance policy pay off my note if I bought it and came forward?

I anticipate this being a real can of worms. Thoughts? Thank you. Looking to get my first NPN here soon.

Hello,

I have some family members looking into note investing in the northern Detroit metro area (Madison heights).  Are there any note brokers or investors in the area that I can introduce them to?  I think they would be more successful with a one-on-one Q&A session to learn the ropes instead of delving into a website or calling an 800 number. 

Any help would be outstanding, thank you all for your time.

  Thank you for your somewhat satirical response.  I'm working with three but since I'm out of state they don't spend a lot their focus with me. I just wanted another inlet of potential deals at my exposure.  We've made a couple of offers on some duplexs but haven't broken into the market yet.  The first turn of the flywheel is hardest.  Thanks again!

Good morning BP,

My wife and I are looking, scrounging really, for our first deal in Lansing, Michigan (or surrounding).  I'm putting out the call for any wholesalers in that area that may have a deal or two to unload.  We're investing from a distance here at DC so it's difficult without boots on ground.  You are all great, thanks!

Hello,

My wife and I are doing long distance buy and holds and we're going to spend a day in Michigan looking at a few properties next week.

Question: What specifically should I look for on first ever walk in?  My internal checklist has me combing the exterior for roof/gutter/siding damage, check the garage, inside check all flooring/ceilings/walls, how the house is heated, age of furnace/HWH, age/wear of appliances/showers/toilets, basement check for cracking walls/signs of water, attic - mold.

What's this rookie missing? I intend to take a lot of pictures.

Hey @Dan Gheesling 

We grew up around rural Lansing, (specifically Pewamo).  While I'd hate to be misquoted on the specifics, many farms (including ours) get $$$/acre to NOT touch for a set of years to allow for things such as habitat growth, deer population, etc...  It's not a lot but it's enough for a farmer to ignore a plot of land for 5-10 years.  By the way, my wife and I are looking into the Lansing area, I'm in the military stationed in DC but are looking to dive into somewhere in the Michigan market.

If you want to get crazy you can check with the state of NY and find out if you can qualify for a sort "set aside" program.  I know in Michigan the state pays a couple families in my area to leave their land vacant to allow for animal habitat and growth.  A couple phone calls with the NYDepartment of Environmental Conservation may give you an extremely low-effort, hands off cash stream.
