Great, thanks @Mike Hartzog - that's about what I was tracking for the process but wanted to make sure.  I'm currently in the weeds on a recording issue but look to send a demand letter here soon to get the process started.

Hey all, looking for an attorney in NC that can handle a note that I bought.  I have some allonge questions but looks like I need to initiate FC as they disappeared shortly after the goodbye/hello letters were sent out between servicers. 

Lesson learned, ALWAYS assume re-performers not going to perform.

Second question, in NC if the property is worth 50K and the debt (in this case a loan modification) is for $29K do I only get the property if it goes for less than $29K?  It's a real bummer that they stopped paying as soon as the mod was processed because the seller wiped out a bunch of their debt.  Thank you all.

@Wayne Brooks yes, the assignments are mostly correct (one needs to be redone with the proper legal entity name on it but they are about 8 months out of order. I'm working with Richmond Monroe on it and hope it can be cleared up soon. I certainly don't want to lose on my first NPN.

@Account Closed Thanks, but the title report was what showed us that the assignments (from Mortgage Holdings (fake name) to US Bank to Seller to Me) were out of order.  This triggered my lawyer to say the FC would take a lot longer to push through.  So I'm looking for the most efficient way to a clean assignment chain.  I'm not going to buy the property - I already own the debt on it.

Good Afternoon Team,

I'm working through my first NPN and have run into a snag where the assignments are out of order. When I dig into the county records (in this case Michigan) I find that there was an "Affidavit of Correction" filed in Feb 2017 stating that the assignments of mortgages are out of order and it was signed and recorded.

Question is: At this point is it the county's responsibility to correct this or someone else along the chain?  I have been given three different answers from three different people but unsure who I should push back on.  Thank you all.

Sure did @Chris Seveney, I posted an update in my original post.  It appears that I can't call the toll free number from Hawaii, it's more of a continental US thing.  I did it on my laptop and it worked fine.  Thanks for following up!  And I got your e-mail, looking through them now.

Is anyone having a problem with ProTitleUSA?  I ordered a title report on an asset for $137, then they emailed me saying (paraphrase): "Our abstractor had to go back to 1960s to get the 2nd family deed and we need to charge an additional fee to get a full report, do you agree to the fee?"  - no name

I wrote back asking what the fee was and what would I get if I didn't pay the extra fee?  They responded the fee was an extra $45 dollars.  On one hand I want my report and I am happy to pay the $45 dollars but I have gone back and forth with them now for 3-4 emails simply asking for a person to talk to and they refuse to call me or put a name on their e-mails.  Does anyone have a phone number for them to use?  Their contact info on the e-mail and website doesn't work. 

BBB is my last resort, but again, they don't seem to be taking my customer request seriously.  Any ideas?
