Thank you guys love the feedback. The S&P has also came up in discussion, i mean thirty years is a long time that would be a great increase dollar to dollar ideally. 

@Thomas S. by MHC you are referring to Mobile homes right? Please expand on this topic if you would, are you involved with that sort of investment?

Heres the situation: you just have acquired about 200k worth of cash funds, 250k in HELOC , never done a deal before, BUT have been investing much time and education into the REI world for more then 6 months. Knowing what you know now about real estate. What would be your advice to someone who is in this situation? Would you save the money and use for down payments for rehabs, while still using OPM and going through a PML or HML? Would you use the money to buy rentals right away? Would you become a PML? Obviously you may split the money up, but how would YOU do it? Love to hear some feedback on this.

Specifics: Speaking in terms of a very young adult, 21 years old. Philadelphia Market

If you had 250k in cash, and also a heloc of 250k, how would you invest this money and why? Lend? Rentals? Rehabs? Would love to hear some feedback!

@Patrick O. Thank you thank you Patrick appreciate the kind words. Areas we would like to do flips in are in and throughout Philadelphia, mainly northeast, and south phila. Also possibly areas around Philadelphia like bucks county, Treavose. As for the construction, definitely contracting it out. Would love to talk more about the construction side, do you have any recommendations?

Hey everyone! My name is Joseph Diandrea and I am new to the biggerpockets community and also relatively new to the real estate investing world. My partner is also in the same boat as i am! We are really looking to network and connect with other people and even help each other prosper. Our goal this year is to have 5 flips! If anyone is in the area lets meet up, talk, and have coffee or something! all advice is welcomed as we will accept all the advice we can get! We are currently enrolled in a REI mastery program and are implementing marketing strategies such as direct mail and bandit signs. In summary, the goal of this post is to just get our name out there and see what feedback we can get!
