Hey Matt, did you end up making the jump? Would love to hear an update. My girlfriend and I are from Philadelphia PA and are trying to do the same thing in the tampa metro, currently in an Airbnb in clearwater.

Parker, i am in a similar situation. first off i am sincerely empathic for your loss. personally i lost both my parents at the ripe age of 13. being 21 now, i received my inheritance not too long ago (within 2 months) and have been vigorously learning real estate for the past 8 months-ish. i close on my first deal on Sept. 15. Would love to keep in touch throughout each others journey.

@Andrew Johnson thank you for the reply! I also have all my assets in gold buried in my backyard! Im curious here where you mentioned "I stress-test property financials before buying them to see how much "it can take" before I go from cash-flow positive to break-even." Could you elaborate on that? I also could not agree more with your point on bonds. awful returns but great in the crater perspective. People try to predict the market just like weather people predict the future, and their typically not correct! I don't see that person either!  

@Ken Dillard I totally agree on your points, i myself love a good conspiracy theory as well. Would love if you went in a little deeper on that. Speaking of conspiracy theories on demand came out with a movie called The Crash, very interesting to get into talk with others about it. Overlooking your portfolio's performance and rebalancing is also where my head is at, and i feel everyone should be doing the same if they are not! Do you have a financial advisor and with what institution are you with if you do not mind me asking? Going back to conspiracy theories i recently moved my assets out of Morgan Stanley and into Vanguard due to some alternate motivates!

Curious to see others portfolio diversification. Is it all real estate? If so different types of real estate as in commercial/ MF/SF/ mobile homes? Is some of your portfolio in stocks, bonds, etc? Also, how are you preparing for the burst? Curious to hear some thoughts.
