Instead of going through all that, have you thought about a sliding glass face to the fire place. It will not make it ain't tight but it will greatly reduce the draft and add a nice look.

I would definitely try to rent it out.  Making an extra 200 a month plus having tenants paying off your mortgage and helping you capture equity sounds like a win win.  On the understanding you trust this management company.

Does anyone have a favorite book regarding net lease purchasing? Or net lease evaluation?  Or an all round book regarding net leases?

@Darren Flater who is going to run the store you or the current tennant?  Next, How much time do you have to spend running a retail store?? Finally, does the store even make money??  I like Brandon M's idea work out a deal with the current owner to buy your supplies wholesale in exchange for a little lower rent.  They could probally guide you though buying the correct supplies thereby saving you time and money.

Jeremy Able You are thinking of the Lifestyles "Preferred Investor" or the "PIG" that is their special investment group which you must pay belong to and to be part of certain deals. An "accredited investor" is entirely different and was perfectly explained above.
