I am a partner in Canini Properties LLC in San Antonio, TX and have a quick question. For my flips i usually use hard money to secure my properties, however if i was going to secure a buy and hold, what other way could i go about securing the finances for that property? Could I get a loan from the bank to purchase a house that I plan on renting out for a few years, and then sell it? To me using hard money to get a buy and hold would not allow for any ROI...Any suggestions?

I have come to learn after several houses that staging a house to sell or rent is very important. Do you agree? I mean the house can look perfect but with out furniture or pictures the house looks incomplete and the seller or renter can envision living there. 

Being new to staging i was hoping i could get some advice on here to assist me on this:

1. How much staging should I do?

2. How much should i budget for staging?

3. Anyone know of any stagers in San Antonio?

My brothers in arms, I got another question for you: How are investors like myself finding properties to flip or rent. My partner has access to MLS, and searches there on a daily basis, but I find it hard to believe that is the only way of finding properties. Are there other ways of finding properties to flip or keep as rentals? With San Antonio booming right now, and the competition being steep I am hoping to find an edge to carve out a piece for my company.

Looking for a needle in a hay stack in San Antonio...

Thanks for the reply. My realtor is my business partner (she has her real estate license) and we are just starting off in San Antonio. We have 1 rental, 1 sold, 1 under contract, and 1 in process. However i believe i have all the systems in place to be successful except for the contractor. Some are over priced, others are really contractors, and just hard to find one that you can trust.

Quick question for you: What is the best way to go about advertising/marketing a property? i have a couple of properties right now that are on MLS, but where else can i go to get the word out about them? Facebook? Craig's List?

To be more specific my properties are in San Antonio and I would like to reach as many potential buyers as possible. I am not fond of the open house idea, unless I am missing something.

Any info will definitely help...

I wanted to say thanks to everyone they posted a reply, all this information has been very helpful.

Looking for opinions: how much positive cash flow should you make monthly off a rental property. To me $200 really isn't worth the hassle, but when you get up to around $300 that would make it worth it. My bottom line would be $275 extra a month, what is your bottom line.

Rental is in San Antonio, TX.
