One option is to quitclaim the deed to your personal name, do the cash out refinancing, then quit claim it back to your LLC. This will open you up to conventional loans, which you can do a 75% LTV and get a better rate.

Take a look at Detroit. Highest appreciating market in the country last year. Prices are still at a point that you will cash flow a good amount. Happy to connect and share my experience investing there.

My properties in Detroit usually get rented out in less than a year. I know Detroit is different than Grand Rapids, but that my only data point close to Grand Rapids right now.

Post: Cash Out Refi in Under 1 Year?

If you paid in cash, you only need to wait 6 months to do a cash out refi and get as big of a loan as the appraisal will allow. At least thats why my lender does. If you did a loan (hard money or conventional), you need to wait 1 to 2 years depending on the lender.
