Have you thought about other markets? I live in seattle but purchase deals in the midwest. All my purchases are about the 80k price point (including rehab) and rent for 1200-1300/month. Happy to connect and knowledge share.

Hi Alex, I've been purchasing properties at that price point (total with rehab) since late 2020 in Memphis and Detroit. Would love to connect and share the types of deals I'm seeing.

Hi Ashton, I've been doing BRRRR style deals in the Midwest for the last few years (Memphis and Detroit). The deals I all cost less than 100k (total) and have solid cash flow once a tenant is placed. Happy to connect and knowledge share.

I've been doing BRRRR type deals in the midwest for the last few years. All my deals are less than 100k total and they rent for an average about 1200-1300/month. I have a team on the ground that handles the bulk over the work so I can do it all from the Seattle area. Happy to connect and knowledge share if you are interested.

Not sure what markets you are targeting, but I've been doing BRRRRs in midwest markets for the last few years (Memphis and Detroit). All my projects ended up being less than 100k total. I work with a team on the ground that helps source deals, project manages rehab and provides property management. Happy to connect and knowledge share.

With a 100k, I would considering doing BRRRRs in Midwest markets. I’ve been doing BRRRRs in Memphis and Detroit since late 2020 and now have 9 doors across those markets. 100k with the right deals can allow you to scale to about 8 or so doors that all cash flow (after taxes, insurance, property management, mortgage) about 400-500/month each. I would also put aside 15-20% for maintenance/capex/vacancy but that still leaves solid cash flow each door. I work with a team on the ground that can help end to end by sourcing deals, project managing rehab and providing property management. Happy to connect and share more.

I live in Seattle but started in 2020 by buying in Memphis through a turnkey company where prices were much lower. I proceeded to purchase several more in the midwest using BRRRR and turnkey. Happy to connect and share more.

Hi, I live in the Seattle area and own my primary there. However, I find the numbers don’t make sense to invest here so I do all my investments in the midwest, with multiple properties across Memphis and Detroit. Numbers just make more sense to me there.
