Fair Park area in South Dallas.  Some might say this is one of, in not the, roughest part of Dallas and has been for many years.  Prices have been low for a long time.  Drive though and check it out for yourself.  Search Dallas crime statistics by zip code.

Congratulations on your new adventure.  Focus your education on investing in a tight market (for the time being) and build a good team that will still be around after a turn in the market.  Keep your overhead as low as possible.

Have you considered using a Texas Apartment Association or a lease form promulgated by the state/TREC/TAR?  I find them to be adequate, widely used/accepted and enforceable.

First things first, open title and see what liens are on it.  It may not be worth buying from the owner. You might have better luck buying one of the liens and foreclosing to clear the title. The condition of the house is often an I dictator of the condition of the title.

First step ask nicely.  Next ask nicely again and offer them $500 to get out without hassle or damage. Third, stop being friendly and demand they move.  Last and most proper, complete an eviction and the obtain a writ of possession executed by the constable through the justice court with jurisdiction. If the person in the dwelling is the former owner they could be considered a tenant at sufference. Regardless of what you call them, they are in possession and you need them to move. I just handled a similar situation for a client. Even if there is a redemption period as mentioned above, the former owner does not have the right to possess during the redemption period. Greetings,

My name is Joseph "Joe" Davisson,  I am an attorney, real estate broker, investor in Dallas, Texas.  In the past 20+ years I have worked in a variety of real estate related capacities.  As a teenager I got my start as a leasing agent for a property management company.  Since, I have bought/sold, brokered or worked on just about every type of real property from vacant lots to corporate headquarters as a principal, broker or attorney.  These days my law practice is about 80% real estate transactions and 20% corporate or contract work ancillary to my real estate clients' core business.  I am not a litigator- I am a "deal" attorney.  I am always looking for personal investment opportunities and my work allows me to closely monitor the pulse of the market and monitor values and markets (an property types) with attractive margins or potential.

While I do maintain a Broker's License, I do not actively pursue listings or representations.  On occasion, a client (or someone a client has referred to me) will ask me to sell property or act as a buyer or tenant representative in a purchase or lease.  

I found this site researching the use of retirement accounts to invest in real estate. Recently more of my clients have been using retirement accounts to buy and sell real estate.  I am personally interested in doing the same and helping more of my clients access retirement money as a source of investment capital.  

Based on my recent "lurking" this site appears to have a more professional and mature tone than many I have encountered, thus I felt compelled to join based on the quality of the interaction and value of the forum posts.  Hopefully, I can be a valued addition to the community.
