Investment Info:

Single-family residence fix & flip investment in Southern Pines.

Purchase price: $63,000
Sale price: $207,000

Our first flip and during the peak of COVID. I even deployed for 6 months during this flip and remotely managed. We hit MULTIPLE road blocks from COVID, contractor issues, county issues, surprise repairs, buyers backing out, timeline extensions, but we stuck to the end and sold. Mid project we were going to literally cut our loses but my optimism got the best of me and we continued forward.

What made you interested in investing in this type of deal?

The idea of the profits.

How did you find this deal and how did you negotiate it?

On a local RE association website. It was a wholesaler.

How did you finance this deal?

Hard money with personal money.

How did you add value to the deal?

Made it a 3/2 from a 2/1.

What was the outcome?

Success. Walked away in the green despite double the costs.

Lessons learned? Challenges?

Pay attention to your red flags and don’t deviate. Have an exit strategy and optimistic outlook. Challenges that we overcame were contractors not being fully licensed, contractor bullying, double checking the contractor budget, not getting the communication requested, to the unexpected repairs.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Megan Hamilton and Albert with Veterans Affordable. If we worked with them from start to finish we would have saved tens of thousands (literally).

Started a LLC with a friend and we found a place from a wholesaler in Southern Pines, NC. We're doing a long distance flip and moving slowly but surely.

What made you interested in investing in this type of deal?

To build capital until I can BRRRR.

How did you find this deal and how did you negotiate it?

Through a investor website after googling for weeks. I looked at the purchase priced and had a contractor ball park the rehab honestly.

How did you finance this deal?

Hard money and our money.

How did you add value to the deal?

Full house rehab. Turning it from a 2/1 to 3/2. There wasn't even a kitchen!!!

What was the outcome?

Still on going

Lessons learned? Challenges?

Still learning and being challenged.

Just wondering what "iron is out there to sharpen iron".  

In the wake of the current worldwide situation who is taking advantage of the new lowest rates?

What are some current ideas or tactics that you are coming up with?

One thing I see is people buying more stocks.

I found BB&T in Georgia to do a 80% LTV HELOC in GA on investment properties.

I had a wholesaler send me homes in Albany.  After I looked into the area it looks to be a place to get good rents.  You can buy super cheap and most people there rent.  I'm looking to flip so Albany not a for me at this time.  If I were looking for rentals I'll look more at Albany.  Like it was mentioned Northwest Albany better schools and higher median income.

How do I find out if that was for cash at auction, or something else? I can't find any details on the sale. The county site, parcelquest offers transaction details for $19.99 but doesn't say what those entail. 


 Wow this property looks like a win. I'd say contact that seller agent???
