Hey BP,

Who here actively have MF (5+ units)

properties in Fayetteville right now?

What are some recommendations for PMs in the area that can handle a single property up to 50 units?

I want to also fly there to meet people as well.

How many units in this deal? It says it was this was a 5+ unit for $50,000?

@Justin Melendez I was originally looking in Fayetteville but came across that property at a good price and decided to go full steam.


Out of state investing reason? I fell if I can invest out of state I could invest anywhere to be successful.

Oops I should of been more specific on the REIA site. It's TREIA. It was only to inquire about the local market looking for properties. But you answered.

It doesn’t discourage me one bit. It’s funny my business partner told me “Hey we literally hit every headache people complain about when it comes to flipping AND long distance flipping. And you know what it wasn’t that bad”.

I’m considering building from the ground up. Maybe a duplex neighborhood or even tiny home communities.

Original budget was $60k -$70k. The wrong contractor is the reason it’s so high.

Do you use that REIA website at all?

Purchased: $65,000

Rehab: $113,810

Sold: $205,000

We would have been 100% better without contractor issues.

I see you work that NC market.

It seems like Real Estate always has the “sky is falling” feeling around it.  I would keep it if I were you. With rent double your mortgage sounds like if you plan well you will have a lot of equity.  If times change I don’t think you’ll have any issues.  If rents already double your mortgage only “downfall” I would see is “if the market drops” and in that case I think rents will still cover your CA home. 

Only reason I would cash out is if you have a solid plan to use that money to make more from that Cali home.
