I bought the tickets one month ago, so they weren’t that bad! The map seems to be a strong base but definitely fine tune it with advice from some boots on the ground wouldn’t you say?

I am planning a trip out to Indianapolis, Indiana to check out the area. I am from Southern California looking to invest there but think it would be a good experience to check out the area first. If you invest there, live and invest there or have anything to do with real estate investing in Indiana lets connect on here and possibly link up when I take my trip. It will be around the end of May and beginning of June. Look forward to hearing from all of you!

Hey everybody. I believe i have narrowed down my out of state markets of choice and would love to get your opinions and recommendations for starting my path. I live in Southern California and I am looking into single family or possibly small multi-family properties. Buy and hold and for some good cash flow of course. Indianapolis, Indiana really sticks out me based on:

-Low unemployment rates

-Diverse Job opportunities

-Higher rent to purchase price ratios

-Landlord friendly state

-Big name companies/employers 

I also like the idea of Texas. Now i am not sure exactly what city? El Paso, Houston, Austin? Any recommendations would be awesome. Based on research a few reasons i like the idea of Texas are:

-Population growth 

-Pretty good unemployment rate

-New job opportunities

-Price to rent ratios are pretty good in some cities

One question i have wondered about is how drastic can the insurance be on flood areas? Is it best to avoid those areas or just make sure the cost of insurance works with your numbers?

I am new to all of this and know these are probably very bland questions that are hard to answer but anything truly helps. I really would like to jump in a get my feet wet but just need a bit more guidance to get my over the top. If you have any experiences with any of these areas i would love to hear from you. Also any suggestions with Realtors, lenders and property managers you have enjoyed working with and possibly turnkey providers. Looking forward to any replies. Thank you.

I live in Southern California. Single. No kids. Don’t make crazy money but have saved 25,000 - 30,000$ to invest into real estate. I know it’s possible to invest here in California but would you say I could stretch this amount of money farther in different locations? Or save more and try to invest in my state? Where are you investing and why? Looking forward to hearing from you!

Hello all! I am writing this because I’m having trouble figuring out where to take that first plunge. Very irritating because I wanna jump in so bad! I live in Southern California. Ventura county to be exact. I have about 25,000 - 30,000 to start out with. I’m torn on where to begin. Should I buy a single family home here that can range from 390,000 to 500,000 and way above. Be able to put down a smaller down payment and live in one room and rent out the others? Possibly find a place with a dwelling unit on the property. House hacking method. My area is super popular being minutes from the beach so great location but expensive. Possibly look out to places a few hours away? Given it’s still California so it won’t be much cheaper and not as desirable as where I live now. Out of state investing? I know this is a lot to take in but I am just to eager to just “ start” this journey! Any advice or information is greatly appreciated.

Hello all! I’ve had the ambition to get into real estate investing for a while now. I would like to get my foot in the door in any way possible. If you are a real estate investor in the Ventura county area, I would love to give you a hand in any way I could help. I would just love to be apart of the process. I am very good with my hands. I am currently working and saving money for my first real estate investment. I was curious, if you have say an auto loan or maybe some debt in a credit cards. Is it wise to have all that paid off before investing in real estate? In my case, I owe about 8,000$ on my auto loan at a whopping 2.3% interest for about three years. I'll end up paying about 600$ in interest. I have the money to pay it off. Should I? Thank you. Any information is appreciated.
