Some questions to ask yourself:

-how comfortable are you with Property Manager?

-how comfortable are you with contractors in the area?

-how many years (be honest with yourself)

-who does your taxes?????

What are the changes? I am supposed to close on Tuesday (5 days from now) on a VA foreclosure but was informed today the title is not ready. This is my first VA foreclosure.

What are they telling you is the issue?  Can you wait out the 'changes'?  Worth it?

I didn't know there was a three property requirement...what are they telling you?

Remember I did a HELOC. I don't have an LLC.

I always recently used NavyFed.  Also very user friendly.

BEFORE you attend a meeting...think about a business model or plan.  

You can google search or library many books or thoughts on the topic.  A simple one is all you need.  

It would outline how do you conduct your business operations. Marketing, pitches, purchase options, network contacts, etc.

If you house hack, you could invest the money you are not paying for a home to live in.  

If you are doing RE, do RE.  If you want to invest in the market, invest in the market.  Your area may not permit you to do both.  

If you don't purchase, you will be paying off someone else's mortgage.

Please provide more detail. How is the entrance to the property on other person's property?  

Pay them an entrance fee...under the table?

Michael,

I just used PenFed for a HELOC. While not a cash out refi, it went well. I appreciate their income/debt ratio calculator as it was better than another lender who denied me.

I just completed a HELOC with PenFed and have more than 3 properties....variable rate but straight forward process.

Search the forums and messaged lenders directly.

You would have to work the numbers on both options. Interest and PMI is tax deductible so... make it simple on yourself. Who does your taxes?
