Hi BP, my question is how do I know that a HARD MONEY LENDER won't burn me. For example, let say I found a GREAT deal and I send the information about X property to them and they " don't want " to finance the deal to me but instead they might know someone else in the business and pass that Information to him or her. How do I protect myself in this situation??? Thanks you!

When applying the 70% Rule to evaluate a property. Under "Repair" cost, do you evaluate what in fact "NEED" to be replace because is damage or you add a "REPAIR" cost because you want to upgrade? Example: a floor is in good shape(no need to be replaced) but you want to upgrade to a better tile. In this case it It'll cost more money to do so, but not necessary. My point is to give a final evaluation to the value of X property. Thank you!

Hi BP,

 I'm ready to start investing in Real Estate (rehab/flipping- buy/hold). I have been taking my time in education, reading and getting myself inform as much as I can, reason why joined BP. I live in Sarasota, Florida. Have a part time job and small pavers installation business I started 2 years ago and I'm also in the middle of the process getting a General Contractor License. With only 60k to start to invest in a market where the housing price are sky high and the "DEALS" are starting in the low 200's  for a single family home, what would you guys do to start this journey if you were in my position?

I really need some HELP to get off a good start. Thanks everyone for your help!!!
