Good morning BP,

What reliable online tools are you using to determine the CAP RATE for an specific area without have to ask a BROKER or an AGENT.

Reason why I'm asking is because I have called many different brokers and agents for a determine area and seems that not one will say the same cap rate. They all vary.

If you are using a tool that you love, please share it! Thank you!.

@John Corey they will be like interest income. I find the deals, manage the deal. They will be passive investors. But also would like to know how will be if I decided to make them partnership in the deal. For example in the exit strategy once a property is sold how will they be taxed on the capital gain.
