Hey BP!

I am starting to dip my toes into the world of flipping. I have done flips and BRRR's but those have all been MLS finds. I am wanting to find properties that are not on the MLS or pay a hefty wholesale fee if possible. I've used propstream and went after "tired landlords" list for rentals and had some luck there. Now I am in need of more capital for my next rental. So, my question is, what lists are flippers having the best success targeting? Have you found mailers or phone calls to be more successful? Which platform are you pulling these lists from?

Hi, I have read posts in a number of forums about section 8 investing in Detroit. I am a newcomer to the real estate investment scene in the US (moved here in the pandemic), and I wanted to connect with anyone that has experience with Section 8 investments in Detroit. I’m particularly interested in learning about areas within the city that are promising for such investments. I'm absolutely clueless, and am looking for anyone who is willing to share their experiences, advice, or point me towards resources that could help in understanding the market better. I've been investing in Michigan for a few years, but haven't ventured into Detroit until now. I've got some leads on nice houses, but I don't know the neighborhoods. I understand Detroit has a checkered history with bad areas, but I don't know what the recommended areas for rental properties are right now. Is there anywhere I should avoid? What are the best markets for SFRs that I should be looking at?

After finding properties that look distressed does people write offers before seeing the inside of the property? And if so how do you calculate the value. 

Or do you wait until a postcard/phone call is returned and you set up a time to see the interior of the home? Thanks

What do you guys think are the best zip codes in south Florida for fix and flips? I’m looking to invest in this area and would love your feedback!!
