I am using Deal Machine to build lists and spik tracing comes with the subscription.  Its working pretty good for me.  Good Luck

I use Deal Machine to call and mail.  You can build your own list and target them for off market properties.  Good Luck

$250K Reno cost seems very high unless it is a big house over 3000 sq ft.  As  new investor, I wont suggest you to take that big burden.  If I were you, I will buy a house with cosmetic work and learn the business first.  Its not that easy to do a fix&flip.  Lot of things can go wrong.  If you have an experienced investor with you as a partner, you are good.  Otherwise, think twice before you jump in.  Good Luck

 As long as you are not in a war zone, you will be fine.  Make sure you do your numbers right.  Always look for that 1% rule.

 Paul,

I have a subscription with a software.  I do drive for dollars.  They have an excellent app to follow the routs and add properties right there and then on the phone when you see a destressed property.  Then I set up drip campaign to mail them.  I just started and waiting for the results.  Their system is pretty good and I like it.  Good luck

My answer will be if you live in the area, drive around and see the streets.  Every city and streets are different in all parts of United States.  My suggestion is to find some good investor friendly  realtor(from BP) in Pittsburg and seek their advise.  Good luck

 I believe BP has couple of podcasts about emerging cities around US for 2024.  I am not sure about South Florida.   Check it out
