Post: Trouble finding a property to qualify BRRRR

I am having some trouble finding a property for BRRRR. I have been looking in the Bridgeport or New Haven area of CT. I have mainly been looking at multi family units that are distressed and owned by banks. Every property I find that makes sense I have submitted an offer, but I always get overbid by another investor, even when offering up to 35% over asking price. Has anyone experienced something similar?  I was also considering using a wholesaler, wondering if anyone has worked with wholesalers and been successful. Any feedback would be greatly appreciated. Thank you in advance. 

@Carol Brindley I know in my area I have talked with several commercial banks that will refi the property up to 80% of ARV even before renting it out once the rehab is completed, but the property would need to be purchased under an LLC so they could lend against it. There is no seasoning or income verification. It is based on the value and if the potential rental income can cover the mortgage.
Also, forgot to mention not sure if reading a book like this would help me with the dilemma I am facing. Thanks again
I have been analyzing a lot of potential deals out in my area in the NE. I have mainly been looking at multi family dwellings in Bridgeport and New Haven, CT. I’m trying to use the BRRRR strategy, but what I find quite challenging is that after all expenses and taking into account an ARV provided by RE brokers I would not be able to pull all my money invested in order to move on to the next deal. Any suggestions anyone.
