Start now! As young as possible, just don't do what i did, had 10k saved up closed on my property(5k) FHA and went and paid cash for a ninja 1000cc 5k and was broke!!! Im doing decent now but i would have rather put that into the house

@Jay Dewberry I aprenciate your response, thank you, and yes difinitly the wording, because it was just water damage, as for the numbers total rent would be 1650 all together, i pay water sewer, garbage 180.00 tops, and gas during winter 150.00 tops and mortgage 800.00 plus insurance 60.00

And property tax 2400.00 a year, but my main question would be is it better to rewire it now, before i put it back together? On the main floor.

im so stressed out right now, i have a tri-plex , basement,main, top, my main is all gutted out, and my plan was to redo everything, and rewire will cost me 5500.00 just for the main floor, but im having second thoughts, because half of my basement flooded from a bursted pipe(it was covered by insurance) but on one door it floods a bit everytime its rains hard, is this worth keeping or should i just put sheet rock up and sale it? Is it worth going through all that money to rewire the house ? (1935) built, rentals 425 basements, 425 upstairs 800 main when fully rented, any response will be helpfull and feel free to ask anything i missed, thank you

I think you could easily raise the lot rent to at least 325.00 depending on the area

@Karen Hopson welcome to BP! I have a tri-plex, and my gas comes in one, I pay gas, water,sewer, and garbage, and and so the rent is set, that's the way I did it, let me know how that works for you, splitting the bills.

thank you guys for responding, I'm getting the copies of the leases tomorrow, and on the previous lease contract he is on month to month but has to give a 60 day notice before he moves out and that was what I tried asked him, and it's the exact same lease that I offer him month to month so wouldn't have to worry about anything but he refuses , which is fine I'm not forcing him to sign anything, but I will speak to an attorney tomorrow, thanks

Please help! I just bought a tri plex, and one of the tenants older (mean) guy, says he's moving out so he doesn't want to sign a new lease, but he doesn't know when,(he said idk when in two or three months he said)  and shut the door on my face when I went to see him about letting me  know when hes moving out, so stress about dealing with him already what do I do? And I don't even know if he will pay for the next and two months that he will live there , should I just give a writing letter that I give him till the end of May to move out because he doesn't want to sign a lease, please help!? And how should I give him the letter because he won't open the door anymore, Thank you  for taking the time to read this!
