Post: How Did You Learn How To Analyze Properties?

Hey BP fam newbie here and I was curious how did everyone learn to analyze properties to know whether it was a good deal? I would love to confidently be able to analyze deals so that I can start jumping in. Any book that you would recommend for newer investors to set up a system on analyzing properties and due diligence? Looking forward to everyone’s input and thanks in advance!

@Antoinette De la Espriella Yes and No. So yes because the prices have gone up a lot in the last year or two, in some areas 10%-20% during the last year alone. However I live right in the middle of Broward County and as soon as I pulled up Zillow I can see many properties for sale in my area so im sure there are still deals out there they are just harder to find and require more due diligence on our part.

@Salvatore Lentini I feel like what is stopping me is not yet knowing how to analyze properties and deals. That is my main concern, Once I get experience in that part of the business I will have the confidence to pull the trigger on any good deals I find on the market. Another thing thats has set me back was the huge rise in prices during the last year or so. I live in South Florida where the market is really hot and properties fly off the MLS left and right so I would be outbid easily.

@Matt Leber Thank you Matt, that might just be it. When I called the county property appraiser one of his aides gave me this exact same explanation, so you hit the nail pretty good. Thank you for your feed back

Hello Everyone, need some advice in regards to an issue with my property taxes. I purchased my first house back in May of 2019. The property taxes at the time were under 2K a year. A couple months ago our house was assessed by the county at $248,500 and after a $50K homestead exemption I am being taxed based on a property value of $198,500. Regardless our yearly property taxes shot up and more than doubled to over $4,000 a year. Is this normal? Im located in Broward county Florida and according to a quick Google search our taxes should be closer to $2,500 a year.

Any help and advice is highly appreciated!
