@Nick S. yes townhomes/rowhomes in Bmore. You can talk to you your realtor to ask them to help you track down some of these opportunities. They are hard to come by but they are out there. As folks have mentioned previously, every block is like a box of chocolates, you never know what you are going to get. As long as the unit is remodeled and looks nice you will get it rented! I invest in the 21229 and 21224 zip codes for right now.

@Nick S. good morning Nick! I was able to pick up a typical Baltimore rowhome completely remodeled for $80k in edmonson village area of Bmore. My investment coming in was around $16k and looking to cash flow around $500/ month. You can also look for townhomes that have basements setup as separare rental  income stream. I have found several units under $200k that have tenants living in basement. Good luck

Good Morning Fellow BP Superstars,

  I have a question for you smarter dude/dudettes! 

I am selling/closing today on a property I bought back in March of 2010. The property was my primary residence for about 18 months, at which point I was relocated overseas (Dept of Defense) and consequently turned my primary home into an investment property late 2011. I  had every intention to live and use that residence as a primary prior to being relocated. Will I have to pay taxes on the proceeds of my sale?


If I am liable for taxes,  can I setup a 1031 exchange after you close on the sale of your property? As in days following the close?

Orlando Spencer Good Morning Orlando! Question...you seem to be a very successful investor there in Jax area, do you have good contacts for private lenders? My bro-in-law and I are eager to get involved in the Jax area. On a side note: I believe I have come across of your properties in the past (great looking units!). So we are looking to get started with a multi family (up to 4 units). We have money set aside but want to secure addtl financing for addtl units. Any information would be appreciated. Regards-Jorge

Athol Dickson good morning Athol! Thanks for marketing your goals on BP! My bro-in-law and I are looking to jumpstart our REI path in Jax, FL in the next 1-2 months.
