Hi Becki - I agree with Caleb! In order to make a better assessment we would need to know  purchase price of property and downpayment.

Daniel Tisdale - ultimately it's your call to make. We can all provide you with our "opinions" but ultimately you know your current situation better than any of us. I agree with one of our colleagues who suggested you explore setting up each room as an independent "dorm" or "efficiency". That's creative and thinking outside of the box. Did you provide specifics on current home value vs what you paid, etc...?

Good Morning Fellow BP rockstars - My apologizes in advance for asking what I'm sure has been a very common question throughout our forums.

What's been your experience in transferring properties currently financed by bank into your business LLC? We have an established LLC and multiple properties in our names that we would like to move into our LLC. Please provide any suggestions/recommendations you may have.

Is there a prudent way to accomplish this? I'm told banks these days are actively pursuing "due on sale clauses" when investors transfer title from personal to LLC. So that is something to consider as well...any insight would be awesome!

Paddy - copy that! re: VA entitlement, i was thinking of a "finished" 4-unit turn key property. I understand the VA can be a pain in the neck with their particularities when it comes to buying homes needing work.

I know every rental market is different, i figured since we both know when we PCS we usually stay put 2-3 years. I wouldn't offer a discounted lease for military personnel who have been there for longer than 2 years, i would only offer the "discounted" lease for those new service members who are looking for a place to call home. I've been out for 17 years, but I'm still working in the DoD and I can tell you I have noticed there has been a subtle downtick in service members PCSing every 3 years as in the past.

Hey Kyle - how is it going? I apologize for not responding sooner man. My current rehab is in the Alameda area. A block away from Clifton Park. We bought a row home back in July for $82,000. The one we are rehabbing cost us $38,000. It's our first rehab so we are learning as we go. Hopefully it will be complete by year's end. 

What is your ideal price point for your next property?
