To add to my previous post - Consider offering your future potential residents "discounts" on their monthly rent if they commit to a 2-3 yr lease.

Paddy - Semper Fi! Great post. Did you know that you can use your VA to purchase up to a 4 unit bldg? I would jump in feet first and explore that option as that would most likely cover your mortgage and cash flow. You can live in one unit and rent out the other 3. This would allow you to exponentially expand your "streams of income" which is ultimately what we strive for in REI.

I agree with the BPers in this post, look for a 401k type that offers a loan vs withdrawal. I work for the USG and we have a TSP (401k like) plan that allows to borrow money up to 5 year payback. Depending on your credit, you can also look at acquiring a personal loan to cover DP. Good luck.

Kyle welcome to BP! I'm an active investor in Baltimore. I have a property I'm currently rehabbing that my business partner and I are looking to put on the market in the next 3-4 weeks. I can tell you with pretty high confidence that this property once it's been rehabbed will be a good cash flowing property.

We actually bought a similar property across the street for $80,000 (4/2) and we are renting it out @ $1350/month. We are cash flowing over $600/month.

Michael Perry so I went with Jamie's recommendation and contracted State Farm to handle my landlord insurance needs. They were actually cheaper than the company I initially went with. Good luck bud Jorge
