Post: Partnering for an FHA on a 4plex

Hi BP Members,

My primary house is under an FHA loan, which I won't qualify for another FHA, But like to invest in a 4 plex. Im curious to know if by partnering with someone as their primary residence and to take advantage of the low down payment of FHA loans. Would there be any roadblocks? How would we take title (Joint tenants, Tenants in common, sole)? And anything else I should research?

Thanks!

I’m also looking for a primary with a conventional loan. My loan officer at wells Fargo advised, i Can put as low as 3%down.

HHhmmm Seems like its just like an FHA Loan. I guess I will have to talk to a local lender in my area. See what they advice.

Thank you Chris Mason!

Hi Everyone,

So I am curious to know that if by buying a house with a conventional loan as a Primary residence, would I still have to put down 20%-25% down? Thanks for all or any responses.

Have you never lived in the house?

 Hi Jeff,

I just purchased the house a few days ago, but my wife and I really don't want to deal with the hassle of moving. At the same time, I don't want to get in any legal problems for not moving into the house or losing it.

Hello BP,

I hope I make sences on what I'm about to type lol.

Just bought another house, but with an FHA, so the loan is to be owner occupied. So my question is, Could I rent it out? If I do rent it out, what can happen if the lender finds out I'm not living in it?
