You should also ask your friends and neighbors. Who have they liked in the area, who didn't they like?

When finding out these answers. Where they upset because the company enforced the lease or where they upset because they had to keep calling every day for 2 weeks about a water leak. Obviously, one of these managers you want and the other is responsible for water damage to your property.

No, I haven't dealt with PM's before. I'm just starting out as a REI and this is my first investment property. I'm still debating if I should hire a PM or just managed it myself to get hands on expirence. I just wanted to know what type of questions I should cover.

Hello everyone,

I'm trying to hire a PMC (Property Management Company) to know if they are the right fit. But I'm not sure what questions I should ask to know if they are a reliable. Any suggestions?

It seems like the classes are determined by community opinion.

So, is there like some guide chart to know what type of fico score to expect for each class? 

For example: 

Class:

A: fico of 720+ 

B: 670+

C: 580 and below

D: 520 and below

Hello everyone,

I have read some articles and post where people talk about a class A, B, C, or D property. Could someone  please explain on what it means and how can I find out what class my property falls in?

I just purchased a home, and to be honest I kinda bought it blindly. I comp to other properties around the area (same size sqft, bed/bath, average rent. All after buying) and after running the numbers. I believe it could cashflow $50 a month (After all expenses: property tax, maintance ,insurance, etc.) But then after reading the post about Classes, I got a bit concerned to attract the wrong type of tenants. So now I need to figure out what class my property falls in. Just need a little push in the right direction.

Thank you for your response.

I have a family member that put a Single family house and a 4-plex under one loan. I was just curious if that was a smart move in his part, maybe for a tax break or something else. But it makes sense now as to why he did it, thanks to you guys clearing up things. 

Seems he did it to only deal with one payment and not have to keep track of so many bills.

Now I know what I should not do.
