Great thread full of very insightful information.  I'm from north NJ looking to invest in a commercial multi-family property with 30 to 40 units and was considering Jacksonville FL after some articles I had read for 2017 trends.  After seeing @Gary Swank and @Chis K. comments however I'm rethinking looking at PA in particular Allentown and Pittsburgh.   I would love to connect with someone in these markets.

Hi David, I recently started looking at Jacksonville, FL as a possible location to buy and hold a multifamily property based on some research I've done but I've not started to communicate with any lenders yet.  If you dont mind sharing who you may be reaching out 2, that would be great as I'll also plan on doing so in the coming week or two.  My hopes is to buy my first commercial multi family with 25 to 40 units provided there is some upside in the property.  Anyway,  I would appreciate any leads you could share.

Happy New Years BP community!!

I've been a BP member for nearly a year, also listen to the podcast regularly but have not taken any action so far.  I can list out the million excuses on why I haven't started but the truth is that without a road map I feel helpless.  Don't get me wrong, I taken some baby steps forward in 2016 by reading but nothing that really materialized.  In my 15 years since I graduated college, I've done a seven RE deals and in some I've made some money while in others I've lost some as well.  In retrospect I realize my two main issues are lack of education and not having a road map.  With my current carrier anyone who works with me will tell you that I am the most dependable and hard working person they know, always happy to learn, improve and help standardize processes.  

My plan for 2017 is to at least work on 3 to 6 deals, I'm even happy to help finance a few deals for the right investor(s) provided I get hands on training, mentorship, and I don't loose any money in the deal.  

Please reach out if you are such an investor in the north Jersey area.

Hi everyone, I'm new to this site as well as real estate investing.  I live in Rutherford NJ and have started to look at some properties in the area.  I'm mostly looking to buy and hold for cash flow and figure my market is buildings for 10 to 15 apartments.  Can someone help/guide me in this space?

Hi community, 

As you can see from my profile picture I'm a baby when it comes to real estate, I've bought and sold a few houses in the last 10 years but nothing significant to even go into any details.  I'm very interested in moving into the commercial real estate side and I've started my education with a few books, this site, and youtube.  I'm looking to learn a bit more about the biz before taking my first steps, if there is anyone out there willing to show me the ropes that would be amazing.  Or perhaps someone can guide me on what I should be focusing my time on...in terms of education.  Anyway, I welcome all comments, suggestions, etc.

I should probably add that I have a strong preference towards residential buildings but this is mostly because I dont know yet sufficient information about other forms of commercials RE but medical buildings sound very interesting from the little I've read.
