@Michael Junior , I started in Cleveland real estate 7 years ago and I overbid everyone if my numbers work, whats bad is to lose out on that deal that works for you! Today I live in Key West managing my properties from my home, did it all in 5 years with hard money and overpaid on most of them, guess what? If I wouldn’t have overpaid then someone else would be enjoying life in Key West. If the numbers work, who cares?

Bob, I have no idea where your getting your info but the taxes at this property are $396.00 a year and can be seen on the Cuyahoga county website.

As far as water bills go, none of my houses go over 75.00 per month, thats my allowance for sewer and my houses have meters for every unit and tenants pay it. This is the difference of a well done rehab compared to others, my tenants have to pay water if they want to live in my homes. Below is a real good calculation of expenses. 

As far as PM - 1,500 a year - 10% of rents.

insurance - 800.00

v/m - 1,500 

Grass and snow are done by my tenants, I never provide such a service.
