2 Cleveland West Side doubles for sale. Both of these properties have recently been rehabbed by me which i'm a veteran builder/contractor.

There are tenants in one property and the other property tenants move in next week.

These 2 properties can sell for 45K each as they are and i'm selling as a package only for 80K for both.

I really don't know where you see this problematic, I know of about 3 guys out of Bay area that came out here and love it and continue to buy. I myself live in Florida more than i'm in Cleveland and I couldn't be happier! I will continue to also buy more as I can get them in the future. 

I don't know where anyone can see a prob here, this is a no brainer here! Invest 30k and make 900.00 proffit on a double unit on west side. Please someone find me some better numbers! I haven't seen them yet. 

Also if your going to be an investor, be one full time, attend to your business and you will make it. I'm living proof of it.

Yes, taxes in Cleveland are low which is great! I'm very happy here with my investments, only reason im selling this prop is to buy a boat in Key West, otherwise I wouldn't even think about it.

This duplex was rehabbed 3 years ago by me which i'm a contractor and all is done right! No cut corners here! Home has new roof, new sewer main, new electrical panels!

Tenants are long term and this home is in highly sought rental area!

Buyer gets 1 year free of property management by my company and can renew at 10% the year after. I'm willing to offer the 1 year free management since the home I know is great and trouble free!

Breakdown:

Lower unit - 4 bedroom, 1 bath, 650.00 month
upper unit - 3 bedroom, 1 bath, 600.00 month

Total income -1,250 month
water bill - 80.00 month
taxes-30.00 per month
prop manage fee - free for 1 year

$1,140 proffit!

Hi guys! I'm a Cleveland west side investor, CLASS D area and I want to tell you that I don't know what these guys are talking about losing money in these 30K houses! 

I started here 4 years ago and followed the rules of a lady I met doing this in the same area. Today I own 22 properties and I couldn't be happier, I'm actually writing this from my hotel room in Key West where I spend most of my time now. I'm making great money and whenever I have the chance to buy more I jump on them no questions asked! 

Guys, these big name prop managers in Cleveland are worthless! Manage on your own! It's not hard, you tell the tenants how it is from day 1, anything breaks you tell them you have 30 days to fix by law, within the 30 day you get someone there to fix it, there are a few good guys out there that will work for decent prices! 

Also when you buy these homes, make sure the plumbing is 100% all new! If it's new, your home will be trouble free! You can find these homes for 30k these days but don't count on it to be all newly rehabbed, good props in this area are selling for 35k to 45k minimum. 

 But whoever tells you they don't work, they don't know crap about this business! Guys, I was broke 5 years ago, came to Cleveland with a duffle bag from Florida, met my wife which was in debt herself working a 9 to 5 job. Today, my wife travels all over with me, we own property in Florida and living a great life!
