Hi guys! I'm a Cleveland west side investor, CLASS D area and I want to tell you that I don't know what these guys are talking about losing money in these 30K houses!
I started here 4 years ago and followed the rules of a lady I met doing this in the same area. Today I own 22 properties and I couldn't be happier, I'm actually writing this from my hotel room in Key West where I spend most of my time now. I'm making great money and whenever I have the chance to buy more I jump on them no questions asked!
Guys, these big name prop managers in Cleveland are worthless! Manage on your own! It's not hard, you tell the tenants how it is from day 1, anything breaks you tell them you have 30 days to fix by law, within the 30 day you get someone there to fix it, there are a few good guys out there that will work for decent prices!
Also when you buy these homes, make sure the plumbing is 100% all new! If it's new, your home will be trouble free! You can find these homes for 30k these days but don't count on it to be all newly rehabbed, good props in this area are selling for 35k to 45k minimum.
But whoever tells you they don't work, they don't know crap about this business! Guys, I was broke 5 years ago, came to Cleveland with a duffle bag from Florida, met my wife which was in debt herself working a 9 to 5 job. Today, my wife travels all over with me, we own property in Florida and living a great life!
