This sale is happening this cheap because I need the funds to close on another deal ASAP! If you decide you want these two properties, you must be ready to close yesterday! Realistically we need to wait on city disclosures which is a day or two, then title work which buyer pays 50% of closing costs!

3439 - 3539 west 58th. - 3 bedrooms each house, electrical & plumbing done by me (veteran builder), house has been mine for 5 years now and and I hate to let them go because they are great money makers! Same tenants for over 3 years on one house and over a year on other house! Great tenants! Both of these homes are on the same street.

Please do not try to lowball me because I know exactly what I have and I know what its worth! This is a deal at 25K per house! These 2 houses easily sell for 37K each if sold on MLS. Both must sell together as package!

I can get you in to see them with proof of funds on hand!

No, I paid 27k total with rehab 6 years ago, no loan! 

Today you can pick these up for 20's to 35k and 8 to 10k rehab since prices have come up, I sell turn key multi family homes these days for 50 to 55k to investors, they come with new plumbing, electrical, updated heating, paint, paying tenants.

@ Sunny, I really dont know where you are getting these better ROI numbers on east side because i'm a "on the ground " investor / contractor in all of Cleveland and own homes in Cleveland heights area where it's considered a great area and paid 80k for a multi-family where my max rent is 700.00 per unit and all new rehab!

Then I own on west side where I paid 20k + 7k rehab, my total investment was 27k and im getting the same rents with same quality tenant! My turnaround is actually better on west side! 

I now own 32 multi family homes in west side and 6 in Cleveland heights and wish I never put a dollar on east side! 

Sunny, you forgot to mention what a pain in the a.. the building dept out there is and crazy yearly inspections where they make you spend $ on stupid stuff not needed! 

I been in this game here on the ground 8 years now and ill stay on west side!
