My fiancé is currently in medical school, and I have been looking for properties around her university! The fact the you tell me that you are doing, gives me more reassurance. But for sure I would not mind living with college students if that means were getting closer to financial freedom.

Hi Biggerpockets community, I just moved in to Mesa AZ. And I was wondering if there is anyone currently house hacking around the Phoenix area not necessarily in Mesa. Would love to know what plans you have for the future. Possible refinance? Selling? For how long you planning on house hacking? Any ideas on what or where to look I would highly appreciated. Thank you in advance!

Hi @Kamilla Altunyan,

Here in San Luis, AZ it is quite popular for investors out of town typically from California to buy New Construction property for rentals. At first I was like that doesn't really help you add a lot of equity on it, but from 2019 to today that built in equity from the moment the property is delivered to the client, there is equity already built in. The great thing is that with a new construction you don't have to worry of things breaking, since you have a brand new house with builders warranty for up to 2 years at times.

If I had 10k to deploy, I would give me a call and look into some rental property opportunity in the area of Real Estate my license and expertise covers. In Yuma, Somerton, and San Luis AZ there has been a huge spike on rental prices, since there is a ver low inventory of houses available for the buyer. A decent home with fixer upper characteristics, is still well below 200k, where 10K can easily be used for a down payment. Depending on the loan of course.

If you are looking for cash flow or looking to house hack, reading this post will be a great opportunity for you. 

San Luis, Somerton, and Yuma are all growing population cities, that are in great rental property areas. Rents have increased from $800 up to $1300 in past 2 years. As you may know the whole country has a major housing shortage, which is why rents are increasing. 

You are able to double on the amount of rent you get per month by having multiple properties under only one mortgage. For example, in San Luis AZ you are able to build a second or even third unit, as long as it is 8000 square feet or more.
