Yes, @Patricia Steiner Only when you needed the most you will not have it. Maybe your system of keeping track of conversations you had with your tenants weren't that effective, but you can always try new systems until you find one that you can keep up with and works for you as well.

@Jesus Roman Thank you for the input, I have been working the numbers to see if renting would be better than buying on my current situation. I've been looking into maybe house hacking, but how would it work if I'm living in a Single Family Residence?

Hi Biggerpockets community, 

I am currently in a situation where I can rent and save some money for future investments or buy a home and not be able to save because I would be putting most of it on  my mortgage. What are some pros and cons of renting? What are some pros and cons of owning a home? And lastly, how can I mitigate both sides to the point of reaching financial freedom? What important things to take into consideration?

@Bob Stevens I think you're right, and I'd like to add that on buy and hold investments in AZ your ROI really skyrockets with appreciation. I understand that the market it's unpredictable, but at least in my market in the past year we have seen over an 8% percent appreciation. It may be because of Covid or also because there's a lot of Californians moving to AZ. What ever it may be it has been raising housing prices and rents with it.

The typical "it all depends" is basically that your time invested on being a Real Estate Agent will be on Marketing, Showing houses, talking to clients, etc. All of this time would be invested into your Business as a Real Estate Agent, but you would be setting aside your flipping business, at least during the time of getting your name out there and getting people to work with you. Bottom line is that it'll take time to get your systems going and it is possible that you can have your License as Realtor and save lots of money on commissions, but the time invested on your brand could be invested on flipping properties like you're already doing and probably get a better return on the TIME invested.
