Thank you for the advice Manish. I have talked to a local investor, and brought it up in a local REI meetup with no solution yet. I haven't thought of a broker yet but I know one in the area that I will ask. Thanks again.

I am currently renting a 4bdr. 2bath 2400 sq.ft. House that hasn't been updated since it was built in the 70's. It is one of three houses on a 300 acre cattle ranch. Through cheap rent I was able to become debt free and have offered to buy it from my Landlords. I have developed good level of trust with them, and they are entertaining the idea. I called the planning department at the county office and they said this area (Wheatland California) is zoned ag land and could only be split up into 80 acre parcels. The only other option they gave was for the owners to separate the homesteads from the land, but all three houses would still be together. My question is has anybody ever been in a situation like this before? Is there any way around the zoning, or other options. I would only want about 2-5 acres. I have a hay business, so this would be a great centrally located place to stage my equipment between jobs. Thanks in advance.

Thank you Denise, that is very informative. Do you know if by receiving any the deposited money are you binded by any of the terms from the previous landlord/ tenant contract. And if anybody has experience with inheriting tenants what is the best way to handle an existing tenant? Keep them or try to find a new one? Any problems that I might not have considered with inheriting a tenant? Thanks

My deal (first one): I have a 3/2 SFR in a good neighborhood, it's a short sale. My offer was accepted and is currently going through the banks underwriting. So my question is. There is a tenant in place. If I keep the tenant am I responsible to pay the current tenants deposit if they where to leave down the road. Any advice would be much appreciated. The tenant seems like a good family and the house looked taken care of but the current rent they are paying is about $50 to $100 below current market rents. Is there any other options and what else should I be aware of with inheriting a tenant, or should I try to start with a new tenant if possible?

Thanks for the advice John. The local market rents are pretty strong, there is an Air Force base close by that gives slot of off base renters. It would rent for 1250 to 1300. I have about $10,000 I could use for earnest money, I just hate to use cash if I can do it another way. But I realize you have to spend money sometimes to make it.

I was driving for dollars one day and came across a fsbo in a nice neighborhood next to a local community college. It's a 3/2 1140sq. Ft. well kept house built in 2004. They are asking $189,000. They are asking just under fair market value according to my research. Does anyone have any ideas for a new buy and hold investor to approach the owners and get a good cash flowing rental? Thanks in advance.

Mike, can you tell me more about the delayed financing, I'm not familiar with that.
