Yes the renovation costs are included in the financing. I was just thinking of the lines of credit, thanks for the tip. I used one in the past for about $20000 and it was fairly easy to get.

The 130,000 is a real conservative number. There is a 3/2 four houses down the street listed for 189,000. Thank you for the advice, much appreciated.

I have a couple potential properties that I would like to use the Brrrr method on.

I'm still not certain on the first loan though. I have a private lender who said he would be able to go up to $50,000 and I would need to get another $50,000 to get the house and cover the repairs. Would I talk to an attorney to set up the contract and if so, how is that usually structured.

I want to talk to a bank to get prequalified for the refi after a year, and how should that conversation go? Do banks usually have no problem with this type of deal?

The house is a 3/2 that i am going to offer $65,000 on, figure $30,000 in repairs and an ARV of $130000 on the conservative side.

Any help would be much appreciated.

Another option would be to tell them you have to make decisions based on your investors best interests.

Your investing partner could be your significant other, but they don't have to know that.

That way if difficult decisions have to be made in the future the frustration would be at "the investor" and not directly at you.

My name is Jordon.

I am from a small town called Wheatland in California about 35 minutes north of Sacramento.

I am excited about getting single or multifamily homes to rent out.

I bought a 1700sq ft 3/2 house back in 2009 for 150,000. Due to a recent divorce I was forced to sell it. The good news is because of my awesome realtor it sold for 250,000. The bad news is I had to split it 50/50.

I now have two good things that I took out of my experience.

A strong drive to get into real estate investing, and some cash to get started.

I have been reading a lot of books and am looking forward to meeting more like minded people.
